Surveyed, not scraped
Every row was recorded on the ground by a Proppie field team — the asking price, the building, the paperwork on offer. Nothing is inferred from portal listings.
The middle, not the average
Every headline figure is a median. A handful of very large listings would drag an average upwards and describe a market nobody is buying in.
Gaps are shown, not filled
Listings with no disclosed price are counted as listings and left out of every price figure. Categories with too few records say so instead of publishing a median.
